The areas that I feel are in central Austin may be different than other agents. I have lived here for over 50 years and may have a different feel of the terrain than others. To me central Austin is from 35th. St. to the North, West to Lake Austin, South to Lady Bird Lake, and East to I H – 35. This area includes University of Texas area, and downtown part of Austin with all of its recent Condo construction. Much of central Austin is made up of homes that date back to the 1920′s and 1930′s. Several of these older homes have been reconditioned and kept up. There are quite a few that have a “historical” designation. This area is very popular and has some of the highest real estate values in Austin. It would not be unusual to pay $400.00 + per square foot for an old home in poor condition. There is quite a bit of value in the lots alone. Some of these smaller homes have been torn down and replaced with much larger new homes. The City of Austin has put a stop to this and has put stringent limitations on the size, and height of a replacement home. This has discouraged some buyers, but many are going along with these new restrictions. There is no shortage of things to do in central Austin including, shopping, downtown entertainment, and the many parks that are available.
